Second Home Financing

A second home loan finances a property you use personally, not one you buy to rent out. Down payments start at 10%, rental income cannot be used to qualify you, and you have to occupy it the majority of the time. Second home rates are the same as investment property rates.

The thing nobody tells beach buyers

A second home does not get you a better rate than an investment property. They price the same. That surprises almost everyone, and it changes the math completely.

Once rate is off the table, the comparison narrows to two real differences. Down payment: 10% on a second home versus 15% on a DSCR investment loan at a 720 score. And whether rental income can help you qualify: on a second home it cannot, on an investment loan it can.

So the real trade is five percentage points of down payment. On a $700,000 beach house that is $35,000. What the extra 5% buys you is the right to rent the place as much as you want, and the ability to qualify on the property’s income instead of your own while carrying both mortgages.

If you plan to rent regularly and can cover 15%, the investment path is usually the better loan. If you genuinely want the place for yourself and the down payment difference matters, the second home route is built for exactly that.

Can I rent it out sometimes?

Here is the honest answer, and it is more useful than the dodge most sites give.

There is no magic number of days. No guideline says fourteen nights or thirty. What the requirement actually says is that you occupy the home the majority of the time. Renting it out for half the year does not meet that, no matter how the calendar is arranged.

And rental income cannot help you qualify either way. On a second home you qualify on your own income while carrying both mortgages.

So the real test is not how many nights you can rent it. It is whether this is a place you use or a place you rent. If you are honest about that answer, the loan type follows from it.

How far away does it have to be?

There is no fixed mileage rule, which is the honest answer and not the one most sites give. In practice most underwriters look for somewhere in the range of 60 to 100 miles from your primary residence.

What helps more than the mileage is the character of the location. A property at the beach, on a lake, or in the mountains reads as a second home on its face. That is what the requirement is really testing: does this look like a place someone goes, or a rental being called a second home to get better terms?

Financing the down payment from equity you already have

Many second home buyers are equity rich in their primary residence and cash light. A line of credit on the primary can fund the down payment on the beach place.
