Buying a Home With No Credit Score
Available in Georgia, Florida, South Carolina, Alabama, Tennessee
Yes, you can get a mortgage without a credit score. We do it on conventional, VA, and FHA loans by documenting non-traditional credit such as rent, utilities, and phone service instead of pulling a score. The requirements differ by program, and on VA and FHA you must have no score at all rather than a low one.
No score is not bad credit
Conflating the two is why these buyers get dismissed. No score means there is not enough history to generate one. Bad credit means there is history and it is negative. They are underwritten completely differently.
Having no credit history is not treated as an adverse factor. It usually just means one of three things: you never built a credit file, you have used cash rather than credit, or you have not used credit since a past financial event.
The rule that catches people out
On VA and FHA, no borrower on the loan may have a credit score. Not a low one, none.
If any borrower has a usable score, that score has to be used and the loan follows standard credit guidelines instead. There is no choosing the non-traditional path because you would rather not use a 590 score.
Conventional works differently. If one borrower has a usable score, it is a normal file and the loan proceeds the way it otherwise would.
| Conventional | VA | FHA | |
|---|---|---|---|
| Purpose | Purchase | Purchase only | Purchase only |
| Down payment | Unchanged | None | 3.5% |
| Reserves | None | Standard VA | 2 months PITI |
| Maximum debt ratio | Standard | Over 41% needs justification | 31 / 43, no exceptions |
| Maximum loan | Standard | $1,000,000 | FHA county limit |
What counts as non-traditional credit
On conventional, three references documented over twelve months, at least one of which must be rent or housing. Utilities and insurance premiums are the other two most common.
On VA, 24 months of housing payment history plus alternate credit such as a mobile phone contract, cable or internet, or utilities.
On FHA, three references, at least one of which must be rental housing, telephone service, or a utility account. If those are not available, the list of substitutes is long: insurance premiums not deducted from payroll, childcare paid to a business, school tuition, retail store credit cards, rent-to-own payments, the portion of medical bills not covered by insurance, an auto lease, a personal loan from an individual with written terms and cancelled checks, a twelve-month payment history on an account where you are an authorized user, or a documented twelve-month savings history with regular deposits and no insufficient funds.
Someone who thinks they have nothing to document usually has three of these.
What is different about the process, and what is not
On conventional, your down payment does not change. Not having a score does not cost you a larger down payment.
Underwriting turn times are typically 24 to 48 hours. People expect a file without a score to disappear for weeks. It does not.
What does take longer is the front end. You are assembling twelve to twenty-four months of payment records instead of handing over a credit report. Either a verification sent directly from the company, or copies of twelve months of cancelled checks, whichever is easier for you to produce.
Rates run slightly higher than for a borrower with an established score.
What to do before you apply
Start saving proof now. Twelve to twenty-four months of rent receipts, utility statements, and insurance records are exactly what underwriting will ask for.
Do not rush out and open credit cards. A thin new file can produce a worse outcome than none at all.
Ask your landlord whether they will verify your payment history in writing.
Call before you shop. Which path applies changes your down payment, your debt ratio ceiling, and your timeline.
Common questions
Can I really buy a house with no credit score?
Yes, on conventional, VA, and FHA loans.
Is this the same as bad credit?
No. No score means there is not enough history to generate one. Bad credit means there is history and it is negative. They are underwritten very differently.
What if I have a low score rather than no score?
Then these programs do not apply. On VA and FHA, if any borrower has a score it must be used. That is not a bad outcome, since we can do FHA down to 500 and VA down to 580.
Do I need a bigger down payment?
Not on conventional. On VA there is still no down payment, and on FHA it is the standard 3.5%.
What if my spouse has a score and I do not?
On conventional it is a normal file and the loan proceeds the way it otherwise would.
Can I refinance or take cash out?
No. These programs are purchase only.
This is not a commitment to lend. Rates, programs, and terms are subject to change without notice. All loans are subject to credit approval and property qualification.
